Most roof problems are repairs, not replacements - but there comes a point where patching keeps failing and a re-roof is the better spend. Knowing the warning signs helps you plan for it rather than being forced into it by a leak on the worst night of the year.
You can spot most of these with binoculars from the garden. Never climb up to check - a roofer will inspect it safely.

- Widespread slipped, cracked or missing tiles, not just one or two
- A visible dip or sag in the roof line - a possible structural issue
- Daylight coming through the roof when you are up in the loft
- Damp patches, staining or musty smells in upstairs ceilings
- Granules from the tiles collecting in the gutters
- Repeated repairs in the same area that keep failing
- A roof over 50-60 years old that has never been replaced

- Widespread failure, sagging, or a roof so old that repairs are becoming a yearly event and a poor use of money.
- Get it assessed
- If you are not sure, an inspection settles it - a good roofer tells you honestly whether you have years left or are throwing money at a dying roof.
Why Catching It Early Pays
A failing roof rarely fails all at once - it gives you warnings for months or years first. Acting on them while the roof is still keeping the water out means you replace on your terms: getting several quotes, choosing the material, and booking a dry stretch of the year. Wait until water is coming through and you are making an emergency decision under pressure, paying for interior damage on top of the roof itself, and taking whoever can come soonest.
Get an Inspection Before You Commit
Before paying for a full re-roof, get a proper inspection - ideally more than one. A roofer should be able to show you photos of what they have found and explain why repair is or is not viable. Be cautious of anyone who insists on a complete replacement without that evidence, especially after knocking on your door following a storm. The honest answer is often that a repair has a few more years in it.
